As property owners ourselves, we know the direct effect vacancy has on our portfolio. We place a high level of urgency on any vacancy whether it is 5% or 50%. In some cases we will even provide the owner with on-site leasing.

We also know the negative effect leasing commissions have on your cash flow model. For this reason, we have created our deferred commission program. For buildings we also manage, we will NOT require the owner to pay the commissions upon execution. We know the owner needs to conserve capital outlays for tenant improvements and cash flow needs. Instead we allow the owner to pay the commissions as we collect the rent. The benefits are obvious and have been extremely helpful to the cash flow models of the properties we operate.
